IMARK installed the last panel on the building weeks before the first guest checked-in, meeting and exceeding our schedule commitments.

The Situation
The installation schedule was very compressed due to project set backs and a fixed completion date. Imark was able to design and develop an adjustable façade sub-framing which would provide us with the opportunities to simplify and expedite the installation of the building envelope. This design alternative allowed us to work more efficiently and resulted in an improved completion schedule.
IMARK’s Approach
Understanding the importance of the client’s completion date, IMARK went all-in on this project. One of our in-house detailer/draftsperson was assigned to the project on a fulltime basis to assist the Project Management Team in re-designing the exterior facades in order to match the intended design in the most cost efficient way. This addition to our Project Management team allowed IMARK to squeeze every minute in, in order to help our client achieve their goal, on time, whilst saving money.
The exterior façade assemblies were completely redesigned by drastically simplifying the steel stud assembly and creating the façade features by adjusting the depth of cladding system components, rather than building these from steel studs. All sub-framing became adjustable, resulting in a straight-like-an-arrow substructure, removing the need for a single shim.
IMARK also offered the client an alternative choice of product that would help to alleviate additional product costs. An Aluminum Composite Material system, called Alcotex ACM, was proposed in lieu of a specified product. This allowed for cost savings on the purchase of materials as well as it improved delivery time of custom colour materials. We should note that all necessary testing and performance parameters were established and satisfied by the consulting team and the Owner.
