AIMCo originally acquired HSBC Place – an 18-storey office tower located in the center of Edmonton’s downtown business core in 2017 with plans to completely refit the building. Under the direction of Epic Investment Services the tower underwent a significant renovation. To bring the building into an energy efficient future the project scope was extensive including triple glazed curtain wall systems with brand new electrical and HVAC systems. Having achieved LEED Gold and WELL Gold certification, transforming this 1980 structure into a state of the art AA class office building was no small feat.
In addition to the building renovation, the adjacent parkade received similar treatment. AIMCo and Epic wanted to make use of the empty space and provide users with a complementary design that mimicked the adjacent building architecture. This combination of high design and high utility meant making the concrete structure more aesthetically pleasing while incorporating functional aspects such as ventilation and daylighting through the use of a perforated aluminum composite metal cladding façade.
Custom perforated metal panels were selected by the architect as meeting both these criteria by hiding the structure behind a new modern panelized facade. Using aluminum composite with a traditional perforated pattern combined a durable metal and finish with modernity through design. While a custom mounting system was developed to provide a seamless, efficient install onto the old concrete structure being enclosed.
IMARK and PCL Construction managed to complete the parking garage façade structure all while it was still fully operational and accessible for the adjoining Delta Hotel. The new aesthetics of the structure have succeeded in turning this type of soulless building structure into something that becomes part of the downtown building architecture in a simple and elegant way.
The re-massed podium required the existing second floor to be demolished to create a two-storey open lobby space. Rebuilt, the exterior and interior podium and lobby spaces are covered with premium hairline (brushed) aluminum composite panels. Notably this work always requires the utmost professionalism to pedestrians and patrons alike ensuring safety and respect during construction in the downtown area.
HSBC Place now offers over 300,000 sq ft of rentable space at a prime intersection between the financial district and adjacent to the new entertainment district, Ice District, that houses Rogers Place (home to the NHL Edmonton Oilers).
